Heapy Engineering provided LEED Program Management Services and Commissioning Services for the new 160,000 SF manufacturing / warehouse facility with an attached 5,000 SF office building, built to optimize energy performance and achieve a LEED Silver rating.
Some of the sustainable design features include:
- The project used wood certified by the Forest Stewardship Council.
- Large percentage of the construction material was from within a 500-mile radius.
- Materials with recycled content used to reduce dependence on virgin resources.
- Energy systems were designed to use 20% less energy than the minimum requirements of ASHRAE/IESNA Standard 901-2004.
- Landscape included open space with native plant species without a permanent irrigation system.
- Roof designed to reduce heat island effect through the use of highly reflective materials.
- Site lighting designed to reduce light pollution and preserve night sky access.
- Steps were taken to replace 50% of impervious area with native vegetation.
- The lighting and temperature controls were designed to provide a high degree of control for the occupants.
- The HVAC system was designed to provide an increased level of ventilation, above levels recommended by ASHRAE Standard 62.1.
- Low-VOC adhesives, sealants, primers and topcoats were used to minimize the adverse effects of these items on the air quality of the regularly occupied spaces.
The project was completed in 2007 with a total construction cost of $5.2 Million.
